What You Are Actually Hiring

What a buyer's agent in Las Vegas actually does.

The listings are already on your phone. What you cannot see from an app is whether the price is right, what the offer should look like, and where the deal will try to fall apart. Those decisions, made at the right moments, are the difference between a great purchase and a costly mistake.

  • Separating the right home at a defensible price from the overpriced one, in a market where the leverage moves month to month
  • A team model built for speed, so you are through the door ahead of competing buyers
  • Never restricting how many homes you see, and never pressuring you to commit
  • Straight answers when a home is overpriced, and the backbone to recommend walking away
  • Managing inspections, appraisals, timelines, and the surprises in almost every home sale

Accredited Buyer's Representative

2.1% of Clark County agents<br />
hold the ABR designation

The ABR designation: a buyer credential most agents do not have.

The ABR is a national designation from the National Association of Realtors, earned through required coursework and demonstrated experience specifically in representing buyers. It is not a weekend certificate.

Billy has held it since 2000. That is more than two decades of credentialed focus on the buyer’s side of the home sale, while most agents work both sides interchangeably. Roughly one agent in fifty across Clark County can say the same.

Offers That Win

Win the home without overpaying in a competitive market.

Real Estate Negotiation Expert RENE certification badge

In competitive situations, the highest number does not always win, and it should never be your only weapon. Billy is a nationally certified Real Estate Negotiation Expert, and while 2.1% of Clark County agents hold the ABR, the agents holding both the ABR and the RENE are a fraction of 1% of the market, roughly one in 1,000. Beyond the certifications, and after 26 years in this market, the agents and brokers on the other side of the table know that a deal with him closes smoothly. That reputation is leverage, and his clients win homes with it that other buyers lose.

Before the offer.

Structuring price, terms, and timelines so your offer is the one the seller wants to say yes to, without giving away money or protections you did not need to surrender.

After acceptance.

Most of the money in a purchase is won or lost after the offer is accepted: inspection findings, repair credits, appraisal gaps, and concessions. Billy negotiates every one of them, and he will tell you when walking away is the better deal.

New Construction

Buying new construction in Las Vegas: the builder has an agent, bring your own.

Every builder uses a proprietary contract written by their attorneys and structured in their favor. The on-site agent works for the builder, and is often incentivized to sell you structural options and design center upgrades. Bringing your own representation costs you nothing, because the builder pays the buyer’s broker fee.

  • The builder's contract reviewed before you sign anything
  • Price, incentives, upgrades, and terms negotiated on your behalf
  • Relationships with builder reps and executives, built across two decades, that open doors and information an unrepresented buyer never sees, and that convert into deeper incentives, more flexibility on timelines and terms, and a better price with less friction for you
  • Guidance on which upgrades hold resale value, so you do not over-improve at the design center
  • The builder pays the buyer's broker fee, so this protection costs you nothing

Protection Through Closing

Legal protection through inspection, appraisal, and contract.

Billy studies contract law and property law at UNLV’s William S. Boyd School of Law, works as a law clerk at a Nevada law firm alongside a Nevada-barred attorney, and has spent seven years on the ethics and professional standards committees of the Las Vegas Board of Realtors. For a buyer, that means a contract reviewed by someone trained to spot what is missing, and legal risks that surface while you can still act on them, instead of after you are locked in.

Directly involved, start to finish.

You are not handed off to a junior team member. Billy personally negotiates every deal he is part of, supported by a small team where each person has one job and does it well.

Experience that has seen it before.

Almost three decades and 1,800+ home sales means the surprise in your deal is usually one Billy has already solved. He sees around corners because he has been down the street.

Common Questions

Questions Las Vegas home buyers ask.

Do I need to get pre-approved before looking at homes in Las Vegas?

It is the smartest first step. Pre-approval tells you your real budget, signals to sellers that your offer is serious, and lets you move fast when the right home surfaces. Billy can connect you with trusted local lenders if you do not have one yet.

How much does a buyer's agent cost in Las Vegas?

Compensation is agreed in writing before you begin, and in many home sales the seller or builder covers some or all of the buyer’s broker fee. On new construction, the builder pays the buyer’s broker. Billy walks you through exactly how it works for your situation before you commit to anything.

Should I use the builder's sales agent when buying new construction?

The builder’s on-site agent works for the builder, on a contract written by the builder’s attorneys. Bringing your own representation costs you nothing because the builder pays the buyer’s broker fee, and it puts someone on your side of the table to review the contract, negotiate incentives and upgrades, and keep you from over-improving in the design center.

How long does it take to buy a house in Las Vegas?

Once your offer is accepted, closing typically takes 30 to 45 days. How long the search takes is up to you. Billy’s team is built for speed, so when the right home hits the market you are inside it before other buyers, and there is never a cap on how many homes you tour or pressure to commit before you are convinced.

What happens if the appraisal comes in low on the home I want?

A low appraisal is a negotiating position, not a dead end. Depending on your goals, Billy uses it to renegotiate the price, restructure the deal, or challenge the appraisal with stronger comparable data. What he will not let you do is quietly overpay to keep a deal alive that no longer makes sense.

Can I cancel my buyer representation agreement?

Yes, at any time, with no penalties or restrictions. When you sign up with Billy, it is under the Easy Exit Buyer Broker Agreement, which keeps you free to walk away.

What if I buy a home and I am not happy with it?

Buy a home with Billy and end up unhappy with it, and he will list and sell it for you while waiving his listing commission entirely. That is accountability most agents will never put on paper.

Will Billy tell me if a home is overpriced?

Yes, even if it costs him the sale. When the numbers do not hold up or the smartest move is to walk, that is what you will hear. His business runs on repeat clients and referrals, and that only works when buyers get the truth.

Which Las Vegas communities does Billy O'Keefe help buyers in?
